The Barn's large ground floor area is suitable for holiday let purposes and for family and friends to get together. 

NB  Not suitable for use as a party venue.

  • Fontwell Race Course just a mile from The Barn -- events, ladies day, and racing.
  • The Walberton Hilton Hotel is close by and has a gold course.
  • Bailiff's Court by Climping Beach has spa facilities and is only two miles away.
  • West Witterings, about a 20 minute drive, has a lovely sandy beach.
  • Chichester Marina is also well worth a visit.



        The Barn at Brookfield Farm was originally built in the early 1800’s, using old rough sawn oak ship timbers from Portsmouth Harbor.  Then in 2000, The Barn was converted into a home by the owner Jo Coates, and in 2004 was featured in Chichester Observer Magazine.

        The sensitive design of the conversion allows visitors to enjoy the exposed oak beams located all around the home; sometimes in very awkward places.  Along with the brick floors of the dining hall the beams serve to give great character to this barn home.

        Going upstairs, the open plan gallery area is a lovely place to relax in comfy reading chairs placed in some of the nooks and crannies these old properties usually offer. The wrought iron bed and extra sofa bed are also to be found in the corners of this gallery area.  The main bedroom has a double bed and en-suite bathroom, with a roll top bath. The hand basin is custom built from an antique sideboard.  Two further bedrooms with double beds are found on the opposite side of the gallery and have access to their own bathroom.  Both these rooms have views over the open farmland.

        Downstairs in the ‘snug’ there are two single beds, this room also has views over fields, usually horses and sheep are to be seen grazing there.  There is a downstairs shower room and toilet, making three bathrooms in total.

        Another feature is the back-to-back wood burner that heats both the dining hall and the lounge. Wood can be fed into the wood burner from both sides. This crackling fire can be seen through the glass front doors and creates an exceptionally comfortable atmosphere during those colder autumn evenings and of course Christmas time.  It is lovely to entertain and enjoy chatting with friends and family around the warmth of the fire, either sitting around the dining table or sitting in the comfortable squishy sofas in the drawing room.  Your firewood is included and can be found in the log shed in the ample car parking area.

        The dining hall is in the centre of the barn. The vast ceiling height and gallery surrounding the dining hall show off the beams and character of the barn to its full extent.  The farm house kitchen is custom built to fit around the oak uprights and is fully fitted with a double oven, dishwasher, microwave and fridge. The kitchen opens into the breakfast area where the shabby chic dresser has plenty of crockery and cutlery for any number of visitors, up to our limit of 14 persons. A utility room for laundry and extra fridge and freezer space is to be found just off the kitchen.  The fully enclosed private courtyard is a lovely sunny sheltered spot to sit out side with friends and entertain. Dogs can safely run free in this area but must be kept on leads at all times in other areas.

        The Barn is ideal for self catering holidays for large families, or families or friends holidaying together and can also be used for small business conferences.
